Overview

Metricon’s Fintona 35 is one of those homes that makes an impression right from the curb. Bold lines, layered textures, and a confident two-storey stance that says big family living. It’s clearly aimed at households who need genuine space - think multi-generational setups, growing families with teens, or anyone who hosts long-term guests.

Located in Kinma Valley, the display gives off a sense of relaxed sophistication. There’s a lot to unpack here - six bedrooms, four bathrooms, three living zones, and a design that tries to balance family connection with separation.

Design & Floorplan

Stepping inside, the sitting room at the front sets a calm, flexible tone. It’s styled as a casual lounge, but I couldn’t help thinking how easily it could double as a home office - especially for those who meet clients and prefer to keep the rest of the house private.

Immediately after, the guest suite on the left is a strong inclusion. It comes with its own walk-in robe and ensuite, making it ideal for extended family or visitors who appreciate privacy. Having it right off the entry makes sense as guests can come and go without trekking through the main living zone.

The kitchen, gets it right. Wide walkways and good circulation make it easy to move through, even with several people cooking. My only quirk was the fridge placement - tucked around the corner in the butler’s pantry. If you’re constantly grabbing milk or snacks, that small detour could get old fast, but it does keep the fridge out of view for a really clean look. The main island is huge and inviting, but the cooktop wall sits a few steps away, so you’ll find yourself doing a small loop between prep and cook.

The family and dining area form the home’s social heart, opening out to an alfresco with stone-textured pillars, a lovely touch that adds warmth and weight. The indoor-outdoor connection is strong, and the family area itself is large enough considering there is already a sitting room up front, and another living upstairs!

Upstairs Layout

Heading upstairs, the floorplan splits into distinct zones. There’s a cluster of standard-sized guest bedrooms, all neatly serviced by a shared bathroom and a powder.

Then there’s Bedroom 6, and it’s a standout - I actually thought this could have been the master in my first walkthrough. It even links to a Leisure room that’s actually larger than the family space downstairs. It’s a clever layout for multi-generational living or families with older kids - separate spaces, far enough apart to give everyone breathing room.

At the rear sits the main master suite, which feels more open than expected. There’s no door separating the ensuite from the bedroom, which isn’t everyone’s taste (I’m firmly in the “doors, please” camp) but I'm sure this could be optioned or simply putting a barn door over the front would work well. The walk-in robe is long and practical, not one of those too-deep, hard-to-access styles. And that balcony? Genuinely impressive. It gives the space a sense of luxury that few homes at this size pull off.

Style & Finishes

Metricon has leaned into a modern, family-luxe aesthetic here. Soft neutrals, textural stone accents, and matte finishes that feel both current and enduring. The detailing feels well considered without being over the top. You can tell the display includes a few upgrade packs (as they all do), but the bones - wide walkways, tall ceilings, and natural light, are what make it feel premium.

Display Experience

Walking through the Fintona 35 is an enjoyable experience because it’s alive with possibilities. The natural light filters beautifully through both levels, and the sense of volume upstairs is excellent. You can really imagine two generations living comfortably without constantly crossing paths.

The only thing that kept nagging at me was study space, with so many bedrooms, it’s a bit surprising that there’s no built-in nook or dedicated homework zone. That said, turning the front sitting room into a WFH space or kids’ study would easily solve it.

Verdict

The Fintona 35 is a strong, flexible design that really shines for large or multi-generational families. It balances private suites with generous communal spaces, and its aesthetic feels polished without being cold. There are small functional quirks, but nothing that can't be changed in a design meeting or overshadows the home’s versatility and comfort.

The Fintona 35 proves that big family living doesn’t have to mean compromise, and in Kinma Valley’s leafy setting, it feels right at home.
